7 Signs You Need a New Roof in New Jersey

Your roof works hard through every New Jersey season — freezing winters, humid summers, nor'easters and the occasional tropical storm. Eventually, every roof reaches the end of its service life. Knowing the warning signs helps you replace your roof on your terms, before a failure causes expensive interior damage.

1. Your Roof Is 20 to 25 Years Old

Most asphalt shingle roofs in New Jersey last 20 to 25 years. If yours is in that range, it's worth having it inspected even if it looks fine from the ground. Age alone doesn't mean immediate replacement, but it does mean you should be watching closely.

2. Curling, Cracking or Buckling Shingles

Shingles that curl at the edges, crack, or buckle have lost their integrity and no longer shed water reliably. When this is happening across large areas of the roof rather than in one isolated spot, it's usually a sign the whole roof is nearing the end.

3. Granules in Your Gutters

Asphalt shingles are coated with protective granules. As they age, those granules wash off and collect in your gutters, often looking like coarse black sand. Significant granule loss exposes the shingle to UV damage and accelerates its decline.

4. Missing Shingles

A few missing shingles after a windstorm may just need a repair. But repeated shingle loss, or bare patches that keep growing, points to a roof that's losing its grip and may need full replacement.

5. Daylight or Leaks in the Attic

If you can see daylight through your roof boards from the attic, or you find water stains, damp insulation or moisture on the underside of the decking, water is getting in. Left alone, this leads to rot and mold.

6. Repeated Leaks in Different Spots

One leak is a repair. Leaks appearing in multiple different areas over a short period suggest the roof system as a whole is failing, not just one detail.

7. Sagging Rooflines

A sagging or dipping roofline is a serious sign of structural or moisture problems in the decking or framing and should be inspected promptly.
